Why Clean a Commercial Roof at All
Drainage: debris migrates to drains, scuppers and gutters, which is where it does damage. A blocked drain on a low-slope roof means ponding, and ponding water is dead load, accelerated membrane aging and a freeze-thaw problem every winter. Reflectivity: white TPO and PVC roofs are specified partly for their solar reflectance. Soiling degrades that reflectance measurably over the first years of service, and cleaning recovers a meaningful portion of it. Warranty compliance: several manufacturers include maintenance and cleaning expectations in their warranty terms. Documented cleaning protects the claim. Inspection: a crew on the roof at close range sees open seams, failed pitch pockets, lifted flashing, punctures from HVAC service, and equipment leaking onto the membrane.
Method by Roof Type
TPO and PVC single-ply: low pressure, mild detergent, manufacturer-approved products. Never a strong solvent, which can attack the membrane, and never aggressive pressure at the seams. EPDM rubber: similar caution — some cleaning chemistries degrade EPDM, so product selection is the whole decision. Modified bitumen and built-up with granular cap: the granules are the UV protection exactly as on a shingle, and pressure removes them. Standing seam and metal panel: more tolerant, but the coating carries a finish warranty and alkaline products can stain or dull it. The consistent rule: get the membrane manufacturer's cleaning guidance in writing and hold the contractor to it.
Safety, Access and Drone Work
Roof work is fall-protection work. Anyone on a low-slope commercial roof needs a plan that satisfies OSHA requirements for work near unprotected edges. Foot traffic itself damages roofs — every trip across a membrane in the wrong footwear is a puncture risk. Drone-based cleaning changes the math on some of this. Applying solution and rinsing from above means fewer people on the membrane, no rigging for steep mansard sections, and reach on elevations where a lift cannot be positioned.
