Residential Service Areas: Delaware, Chester, Montgomery & Bucks County

Radnor Township, with parts in Tredyffrin and Upper Merion

Wayne sits across three counties and three townships, but for exterior cleaning the relevant fact is the tree canopy. The North Wayne and South Wayne neighborhoods off Lancaster Avenue are built under mature oak and tulip poplar that were planted when the houses were, and a century of growth means most of these homes spend the majority of the day in filtered shade.

Lower Merion, with parts in Haverford and Radnor

Bryn Mawr has the heaviest concentration of large stone houses in our service area, and stone is the material that punishes the wrong cleaning method hardest. Wissahickon schist laid with lime mortar, stucco applied over masonry, and slate roofing are the three surfaces we see most, and all three are damaged by the high-pressure approach most homeowners picture when they hear power washing.

Radnor Township

Radnor Township covers a wider mix of housing than the Main Line stereotype suggests. Alongside the older stone homes near Villanova and Rosemont there is a large stock of postwar ranches, split-levels, and 1970s and 1980s colonials on more open lots, and those two groups need genuinely different treatment.

Easttown Township, with parts in Tredyffrin

Devon splits into two very different exterior-cleaning problems. The older properties along the Lancaster Avenue corridor are stone and frame, with the material sensitivities that come with age. The larger homes built through the 1990s and 2000s are frequently stucco or EIFS on larger lots, and stucco is the single most damage-prone surface a pressure washer can meet.

Easttown and Tredyffrin Townships

Berwyn straddles Easttown and Tredyffrin townships and holds one of the broadest housing mixes in our service area: mid-century ranches and splits, 1980s and 1990s colonials, newer infill, and older homes along the Lancaster Avenue corridor. There is no single Berwyn wall assembly, which means there is no single Berwyn method.

Upper Merion Township

King of Prussia's residential housing is newer and more uniform than the older Main Line towns, and that changes the work. Postwar ranches and split-levels, 1980s and 1990s colonials, and a large stock of townhome and condominium communities dominate, most of it on vinyl or fiber cement siding with asphalt roofing on comparatively open lots.

Upper Merion Township

Homes around Valley Forge carry the heaviest tree debris load in our service area. Properties adjoining or near Valley Forge National Historical Park sit against genuine woodland rather than street trees, and the difference in what lands in a gutter over a season is not subtle.

Municipality of Norristown

Norristown is the Montgomery County seat and its housing is different from the Main Line towns to the south: dense rowhome and twin blocks in the older sections near the Schuylkill, plus single-family neighborhoods spreading north and west through the 19403 area. Brick and painted masonry are far more common here than stone or stucco.

Lower Merion Township and Haverford Township

Ardmore is denser than most of the Main Line and the density is the defining fact for exterior work. Around the Suburban Square and Lancaster Avenue core the housing is twins, rowhomes, and close-set singles on narrow lots, and north of the commercial strip it opens into larger stone Colonials on proper yards.

Haverford Township and Lower Merion Township

Haverford holds some of the largest and oldest houses on the Main Line, and scale changes the job. A stone estate with three roof planes, a hundred and fifty feet of gutter, a slate roof, and a flagstone terrace is not a bigger version of a suburban house wash. It is a different set of constraints.

Lower Merion Township

Gladwyne has the largest lots and the heaviest tree cover in Lower Merion, and the two together produce the biggest maintenance load in our service area outside Valley Forge. Properties here are frequently an acre or more with genuine woodland at the edges rather than landscaped street trees.

Lower Merion Township and Haverford Township

Wynnewood is one of the more uniform neighborhoods on the Main Line. Most of the housing went up between the 1920s and the 1950s, and it is largely stone and brick Colonials and Tudors on modest, evenly sized lots under a dense canopy of mature street trees.

Borough of Narberth, with the ZIP extending into Lower Merion

Narberth is its own borough, a half square mile with its own government, surrounded on all sides by Lower Merion. It is also the most tightly built place we work. Lots are small, houses sit close together, and the walkable core means street parking and pedestrian traffic are part of the job site.

Tredyffrin and Willistown Townships

Paoli sits at the western end of the Main Line rail corridor, and the housing reflects a town that has been added to in layers rather than built at once. There is an older village core near the station, postwar development spreading out from it, and newer construction on the Willistown side, all inside one ZIP.

Malvern Borough, with the ZIP extending into East Whiteland, Willistown, Charlestown, East Goshen, East Pikeland, and Tredyffrin

Malvern is two very different jobs sharing one ZIP. Inside the borough the housing is a compact historic core of Victorian frame and older masonry on small lots. Outside it, the 19355 ZIP reaches across six surrounding townships into large newer construction on open ground.

Newtown Township

Newtown Square is where the Main Line gives way to larger lots and newer construction. Much of the residential stock went up from the 1990s onward on generous parcels, alongside older farmhouses and stone houses that predate the development by a century or more.

Borough of Conshohocken, with the ZIP extending into Plymouth and Whitemarsh

Conshohocken is a borough built on a hillside above a bend in the Schuylkill, and both the slope and the river shape the work. Streets climb steeply from the river, houses sit close together, and the older stock is industrial-era frame and brick packed tightly along the grade.

Whitpain Township

Blue Bell is Whitpain Township suburban development at its most typical: larger Colonials on open lots, a good deal of HOA-managed community housing, and simple roof planes that see full sun for most of the day.
