Building Facade Washing

The whole building, cleaned properly — not just the floors a ladder can reach.

A building facade is the first thing tenants, clients, and buyers see. Biological growth, pollution staining, and deferred cleaning accumulate in ways that read as neglect even when the interior is immaculate. We clean the whole envelope: brick, stucco, EIFS, metal panel, precast concrete, and glass curtain wall.

Method depends on the material. High pressure on the wrong surface strips coatings, forces water behind cladding, and voids warranties. We assess each elevation before quoting and use the right combination of soft washing, pressure washing, and drone delivery for upper floors where traditional access means scaffolding or rope crews.

Why conventional cleaning leaves the top half dirty

Most pressure washing contractors work from the ground or a boom lift. A boom lift blocks tenant parking, requires permits in many Philadelphia neighborhoods, and still can't reach a 10-story curtain wall without scaffolding. The result is a building that looks clean from the sidewalk and grimy from across the street.

Drone delivery changes the access equation. We reach upper floors without lift equipment, without blocking the property, and without a crew working at height over an occupied building. For mid-rise commercial buildings in the Philadelphia area, it's the fastest and most cost-effective way to clean the whole facade in a single visit.

How often should a commercial building facade be cleaned?

In the Philadelphia region, most commercial facades benefit from soft washing every 1–2 years. High-traffic retail frontages and buildings near highways accumulate grime faster and often need annual attention.

Can you clean while the building is occupied?

Yes. We schedule around tenant and visitor traffic — early morning starts for retail, phased cleaning for occupied office buildings. We coordinate directly with property management.

What's the difference between pressure washing and soft washing a facade?

Pressure washing uses high-pressure water to remove surface deposits from durable materials like concrete and brick. Soft washing uses low pressure and a cleaning solution to kill biological growth on sensitive surfaces like stucco, EIFS, and painted masonry. Most commercial buildings need both, applied to different surfaces.
