How to Plan Concrete Loading-Dock Cleaning and Runoff Controls

Dock apron cleaning is a runoff problem as much as a cleaning one. The surface carries diesel, hydraulic fluid, tire rubber, and whatever has been spilled during loading, and wash water carrying that material to a storm drain is a compliance exposure. Plan containment and disposal before scheduling, and coordinate the work around dock operations rather than around vendor availability.

Coordinate Cleaning Around Dock Operations

A loading dock is the one part of a commercial property that genuinely cannot stop. Carrier appointments are scheduled externally, receiving windows are fixed, and a dock door out of service for a shift has downstream consequences the property manager does not control.

That constraint shapes everything. The planning question is not when a crew is available; it is which doors can be released, for how long, and in what sequence, and who inside the operation has the authority to confirm that.

In practice this usually means working a subset of doors at a time rather than the whole apron, scheduling between receiving windows or on a shift the facility designates, and having a defined process for releasing a door back early if the operation needs it.

It also means the scope has to be sequenced by door and by apron section rather than described as cleaning the dock area, so that partial completion is a normal outcome rather than a problem.

Apron and Dock Conditions to Document

Walk the apron with the facility contact and record, by section:

  • Surface material and condition. Concrete apron, asphalt approach, or a transition between them. Note spalling, scaling, cracking, joint condition, and any area where aggregate is exposed
  • Soil and contamination types. Diesel and fuel residue, hydraulic and transmission fluid, tire rubber and skid marks, rust from dock equipment, food or product residue depending on the facility, general atmospheric grime
  • Spill history. Any known spill area, what was spilled, and whether it was remediated. This changes the disposal requirement
  • Dock hardware. Levelers, bumpers, seals, and door tracks. Note anything loose, damaged, or that must not be sprayed
  • Drainage. Trench drains, catch basins, and slot drains at the apron. Their condition, whether they are clear, and where they discharge
  • Slope. Which way the apron drains, and whether water runs toward the building, toward the yard, or toward a drain
  • Adjacent surfaces. Building base, dock walls, the yard beyond, and any landscaping
  • Utilities and equipment in the work zone: bollards, wheel chocks, lighting, electrical, and any sensor or scale equipment

Photograph everything before work. On a surface that already has damage, a documented before condition is what prevents an argument about whether cleaning caused it.

Runoff-Control Planning Questions

This is the section that distinguishes a compliant job from an exposure.

The wash water coming off a dock apron carries hydrocarbons, rubber particulate, and whatever else has been deposited. In most jurisdictions that is not permitted to enter a storm drain, and the storm system at a dock is typically right there in the apron.

Resolve before scheduling:

  1. Where does the apron drain? Storm system, sanitary sewer, an oil-water separator, a retention area, or open ground. These have entirely different rules
  2. Is there an existing separator or interceptor, and is it maintained?
  3. What does the site's stormwater permit or plan say? Industrial sites frequently have one, and it usually addresses wash water directly
  4. Is containment required, and what kind? Drain covers and mats, berms and dams, or a full containment mat under the work area
  5. Is recovery required? Vacuum recovery of wash water, with filtration or holding for disposal
  6. Where does recovered water go? Approved disposal, sanitary discharge with permission, or off-site treatment. Get this confirmed rather than assumed
  7. Does the use of a degreaser change the answer? It usually does, because it mobilizes hydrocarbons that would otherwise stay bound to the surface
  8. What documentation is required, and who keeps it?

Any vendor bidding this work should raise these questions before you do. One that quotes a dock apron wash without mentioning runoff has not planned the job.

Access, Staging, and Method Selection

Access. Which doors can be released, when, and in what order. Whether the crew works from the yard side or the apron. Whether trailers will be parked at adjacent doors during work.

Staging. Where equipment, hoses, and recovery tanks sit without obstructing truck movement. Yard circulation at an active dock is tight and the consequences of blocking it are immediate.

Water and power. Source, volume, and pressure available on site, or whether the vendor brings water. Recovery equipment may need power.

Method. Concrete aprons take pressure well, and the question is chemistry rather than force.

  • General grime and rubber: hot water and pressure with a surface cleaner where the area allows
  • Hydrocarbon staining: a degreaser with dwell time, applied and recovered rather than rinsed. Expect old fuel and hydraulic staining to leave a shadow
  • Spalled or damaged concrete: reduced pressure, since aggressive cleaning removes more loose material
  • Around dock hardware: hand work rather than pressure near seals, levelers, and electrical

Equipment. A surface cleaner gives even coverage on open apron; hand wands for edges, corners, and around hardware. Vacuum recovery where containment is required.

Day-of Work Coordination Checklist

  • Named facility contact on site with authority to release and recall doors
  • Confirmed door sequence and the time window for each
  • Yard traffic plan communicated to the gate and to yard drivers
  • Drain protection in place before any water is applied, and verified
  • Recovery equipment staged and tested before starting
  • Work zone marked with cones and signage, and separated from truck movement
  • A defined stop procedure if an unscheduled truck arrives
  • Wet-surface marking for pedestrian routes near the dock
  • A process for unexpected findings, including previously unknown spill residue, damaged concrete, or a drain discharging somewhere it should not
  • End-of-day condition: doors returned to service, surface dry or safe, drains uncovered and clear, recovered water accounted for
  • Documentation: photos by section, method and products used, quantity of water recovered, and disposal record

Scope Review and Next Steps

A scope for dock apron cleaning should name:

  • The apron sections and doors included, individually
  • Condition and contamination type per section, from the walk
  • Method and chemistry per contamination type
  • Containment and recovery approach, with the disposal path stated
  • The work window per door and the release and recall process
  • What will not fully clean, stated honestly. Long-established hydrocarbon staining on porous concrete generally leaves a shadow
  • Drain and catch basin clearing, if included
  • Documentation deliverable, including the disposal record
  • Any condition findings referred for repair rather than cleaning

Where the apron surface is spalled or cracked badly enough that cleaning will not improve it much, that is worth knowing before spending. A dock apron at the end of its life is a repair project, and cleaning it is preparation rather than a result.
