How to Prepare Brick Pavers for Re-Sanding or Sealing

Cleaning comes before joint sand and sealer, and drying comes before both. The preparation sequence that determines whether the result lasts.

Pavers have to be cleaned before joint sand goes in, and fully dry before sealer goes on. Sealing over trapped dirt or moisture is the most common reason a paver sealing job fails, producing a cloudy finish that has to be stripped. The sequence is clean, repair and reset any settlement, re-sand, allow the sand to set, then seal in dry conditions.

Why Cleaning Comes Before Sand and Sealer

A paver installation is three systems: the pavers, the joint sand that locks them together, and, optionally, a sealer over the top. Each depends on the one below it.

Joint sand cannot lock properly into a joint that is full of dirt, moss roots, and old degraded sand. It sits on top of the debris rather than filling the joint to depth, and it washes out within a season.

Sealer cannot bond to a dirty surface. Whatever is on the paver when the sealer goes down is sealed under it permanently, which is why a sealing job over an inadequately cleaned patio locks in staining that was going to wash off.

And neither works over moisture. Sand needs the joint dry enough to fall to depth; polymeric sand needs controlled moisture to activate, applied deliberately rather than left over from cleaning. Sealer over a damp paver traps water vapor under a film, which is what produces the milky, cloudy appearance that has to be chemically stripped to correct.

So the sequence is not a preference. Clean, address any settlement, re-sand, let it set, then seal, with adequate drying time between the wash and the sealer.

Inspecting Paver Type, Joints, Stains, Drainage, and Access

Paver type. Clay brick pavers and concrete pavers look similar and behave differently. Clay is fired and holds color throughout; concrete pavers have a pigmented surface layer that can wear. Concrete pavers are also more prone to efflorescence.

Existing sealer. Test with water. Beading means sealed. A previously sealed patio needs the old sealer assessed: if it is degrading, cloudy, or peeling, it usually has to be stripped rather than sealed over.

Joint condition. How deep is the sand? A recess of more than about an eighth of an inch below the paver chamfer means the joints are already depleted. Note whether it is loose sand or polymeric.

Settlement and movement. Low spots, rocking pavers, a sunken area near a downspout, or a spreading edge where the restraint has failed. These need resetting before anything else. Sealing a patio that needs resetting means doing the work twice.

Staining. Biological growth, oil and tire marks, rust, leaf tannin, and efflorescence all need different treatment and some of it should happen before sealing rather than after.

Drainage. Where does water go? Standing water indicates settlement and predicts recurring growth.

Access. Where equipment stages, where runoff goes, and what adjacent surfaces need protecting.

Preparation Before the Crew Arrives

  • Clear furniture, planters, grills, and anything stored on the patio, well clear rather than to one end
  • Sweep or blow off loose debris
  • Trim back plantings overhanging the edges
  • Pull weeds and moss from the joints by hand where you can; it is easier before than during
  • Pre-water adjacent beds and lawn
  • Move vehicles if the work area is a driveway
  • Confirm gate access wide enough for equipment
  • Identify and point out any sprinkler heads, low-voltage lighting, or drain covers in or near the work area
  • Note any previously repaired or reset areas
  • Confirm the weather window with the contractor, since this job needs several dry days rather than one

That last item matters more here than on a straightforward wash. A paver clean-and-seal is a multi-day sequence with drying built into the middle, and booking it ahead of a wet week wastes the visit.

Cleaning Scope and Protecting Adjacent Surfaces

The cleaning stage for pavers is more aggressive than for natural stone, because concrete and clay pavers are durable and because the joints are being emptied deliberately.

Expect the joints to be cleared. That is the point. Old sand, moss roots, and debris come out so new sand can fill to depth.

Surface cleaner rather than hand wand. Even coverage matters on a large paved area; a hand wand leaves arc marks that show once dry and are permanent under sealer.

Stain treatment before the general wash. Oil, rust, and tannin stains need specific treatment, and doing it after the general clean means re-cleaning that area.

Protect adjacent surfaces. Runoff from paver cleaning carries sand and sediment. Beds, lawn, pool surrounds, and any adjacent natural stone need protection and rinsing.

Efflorescence. If present, it should be addressed before sealing. Efflorescence sealed under a film is locked in, and it is a common complaint after a clean-and-seal that skipped this step. Some contractors use a dedicated efflorescence cleaner; others recommend waiting a season for it to weather off before sealing.

Restraint edges. Check that the edge restraint holding the perimeter is intact. Sand will migrate out of a patio with a failed edge no matter how well it is installed.

Drying, Joint Sand, and Sealing Readiness

This is the stage where jobs succeed or fail.

  1. Let the pavers dry. After cleaning, the pavers and the base need time. Depending on weather and exposure that is commonly a day or more before sanding, and longer before sealing. Surface dryness is not the test; the joint and the paver body need to be dry.
  2. Reset any settlement now, while the joints are open and before sand goes in.
  3. Sweep in the joint sand, filling to the bottom of the paver chamfer, and compact or vibrate it so it settles to depth rather than bridging.
  4. If using polymeric sand, follow its conditions exactly. It needs a specific application moisture and a temperature range to activate, and it must be swept completely clear of the paver faces before wetting. Polymeric sand left on the surface hazes permanently, and it is the most common polymeric failure.
  5. Allow the sand to set for the manufacturer's stated period before sealing.
  6. Confirm dryness before sealer. A plastic sheet taped down over a section for a few hours will show condensation if moisture is still coming up. Sealing over that produces the cloudy finish.
  7. Seal in appropriate conditions: dry, within the product's temperature range, out of direct hot sun, with no rain forecast for the cure period.

Common Mistakes That Shorten the Result

  • Sealing too soon after cleaning. The single most common failure, producing a milky haze that requires stripping
  • Sealing over dirt or staining, permanently locking it in
  • Not filling joints to depth. Sand bridging near the top washes out in the first heavy rain
  • Leaving polymeric sand residue on paver faces before activating it
  • Skipping the reset. Sealing a patio that needs pavers reset means breaking the seal to do the work
  • Sealing over active efflorescence
  • Applying sealer too heavily, which pools in the joints and can go cloudy or tacky
  • Working outside the product temperature range at either end
  • Ignoring the edge restraint, so sand migrates out regardless
  • Not addressing the drainage that caused the settlement in the first place
