Plan Around Operations, Not Availability
The usual failure mode is scheduling backward: a vendor has capacity in the third week of the month, the work is booked, and the operational conflicts surface as complaints once the equipment arrives.
The alternative is not complicated. Map what the work will disrupt, map when the building can absorb each kind of disruption, and derive the schedule from the overlap. It also changes what you ask vendors for. Instead of asking when they are available, you tell them the work windows the building supports and ask how they would sequence within them. The answers are unusually informative about who has worked on occupied property.
Disruption Points to Map Before Work

Noise. Pressure equipment, generators, lifts, and radio communication. Worst for offices with client-facing space, medical suites, recording or testing environments, and residential units. Largely irrelevant to a warehouse.
Water and overspray. Wet walkways, spray drift onto vehicles, water entering through an open window or a failed seal, runoff crossing pedestrian routes. Affects everyone at ground level.
Access and routing. Closed entrances, rerouted walkways, blocked service doors, obstructed loading docks. This is the one that generates complaints fastest, because it affects people who are not otherwise involved in the work.

Access method is usually evaluated on cost. On an occupied building it should be evaluated on footprint and duration as well.
Scaffolding gives the most complete coverage and the largest disruption: it occupies sidewalk and curb space for the full duration of the project, obstructs windows and views, and is a security consideration on residential and ground-floor retail.
Lifts mobilize and demobilize daily, so the footprint is temporary, but they consume parking and staging space each working day and cannot reach elevations without ground clearance.
Rope access has a small ground footprint but requires anchor points and puts technicians directly outside occupied windows, which is a comfort issue in residential and medical settings.
Ground-based work is the least disruptive by a wide margin and covers three to four stories.

Write these down and give them to the crew lead and the property contact before the first day. Most day-of problems are small; they become large when nobody knows who decides.
