Pressure. A pressure washer at full output with a narrow tip will crack a panel outright at close range, particularly an older panel that has been through fifteen Pennsylvania winters and gone brittle with UV exposure. More commonly it does not crack the panel, it just drives water where water should not go, which is the next mistake.
Heat. Hot-water pressure washing is standard on concrete and grease. On vinyl it is a distortion risk. Warm the material and apply mechanical force at the same time and panels can bow, ripple, or pull at the nail line. That distortion does not relax back out.
The practical limit is not a single PSI figure, because what matters is the pressure arriving at the wall, which depends on tip angle, distance, and how long the wand dwells in one spot. The reliable version of the rule is that vinyl should be cleaned by chemistry and dwell time, with water used to rinse, not to scour. That is what soft washing is.
Mistake 2: Harsh or Incompatible Cleaners
Vinyl takes cleaning solution well, which does not mean it takes every cleaning solution.

Mistake 3: Spraying Behind Panels, Into Vents, or Toward Openings
This is the one that causes real, expensive damage, and it is almost invisible while it is happening.
Vinyl siding is a rain screen. It is designed to shed water running down the face and to let the wall breathe behind it. It is not designed to keep out water arriving from below at pressure. Angle a wand upward under a lap and water goes straight into the wall cavity, onto the housewrap, and against the sheathing.
The same applies to every penetration in the wall:
- Soffit and gable vents are built to admit air, which means they will admit water aimed at them
- Dryer and bath vents have flaps that open in one direction, and a spray from the wrong angle opens them
- Window and door heads, where the flashing is designed for downward water
- Electrical penetrations, hose bibs, and cable entries, which are sealed against rain rather than against pressure
- The bottom starter strip, where an upward spray finds the whole cavity at once
Always work with the water going down or across, never up under a lap. If a section genuinely cannot be cleaned that way, it needs hand work rather than a different angle.
Mistake 4: Ignoring Oxidation, Stains, and Nearby Materials
Oxidation. Older vinyl develops a chalky surface layer as UV breaks down the top of the material. It rubs off on a hand. Landscaping and hardscape. Solution that is fine on the wall is not necessarily fine pooling on a bluestone step or sitting in a bed of new plantings.

- Walk the full perimeter and identify every material on the elevations, not just the siding
- Check for oxidation with a hand test, and for loose, cracked, or previously repaired panels
- Close and latch all windows, including storm windows and basement hoppers
- Note every vent, fixture, and penetration, and plan to work around them rather than past them
- Pre-water foundation plantings thoroughly and move pots and furniture clear
- Test the solution on a rear elevation and let it dry fully before judging it
- Work top-down, keeping spray angled down or across, never up under a lap
- Rinse completely, including the lap grooves, and rinse the landscaping afterward

A single-story elevation of sound vinyl with light growth is a reasonable homeowner job if the checklist above is followed.
Bring in a professional when the house is two stories or has gable ends that need reaching from a ladder; when the vinyl is visibly oxidized and you want it evened out rather than blotched; when the elevation mixes vinyl with stone, painted trim, or stucco; when the staining is not clearly biological; or when a previous cleaning left marks you are now trying to correct.
