Masonry paint sits on a porous, textured substrate that absorbs and releases moisture. The bond is mechanical as much as chemical, and it is never uniform: adhesion varies brick to brick, is weaker over old repointing, and is weakest wherever moisture has been moving through the wall. High-pressure water finds those weak spots immediately, gets underneath the film, and lifts a patch far larger than the spot it entered.

The result is not a clean wall with one bad patch. It is a wall with a bright, exposed section of raw brick in the middle of a painted elevation, which is a repaint rather than a touch-up.

There is a second issue specific to masonry. Paint slows the wall's ability to dry outward.   • Mortar joints. Original lime mortar, modern repointing, and painted-over joints all behave differently. Soft or crumbling mortar rules out pressure entirely.
  • Previous coats. Several layers of paint over decades adhere less predictably than a single recent coat, and older layers may be a different chemistry than the top one.
  • Coating type. Elastomeric coatings, limewash, mineral paint, and standard acrylic masonry paint all tolerate cleaning differently. If you know which was used, that is useful information for whoever cleans it.

Low-pressure rinsing with a wide fan tip at a distance is sometimes used for the rinse stage on sound, recently painted brick. The relevant number is not a headline PSI figure but the pressure actually arriving at the wall, which falls off sharply with distance and tip angle. That is an operator judgment, made on the wall, not a spec from a price sheet.

Hand cleaning covers small areas, detail work around openings, and any section where the tape test came back badly.

High-pressure washing belongs on the driveway, not on this wall. If a contractor proposes the same setup for your painted brick and your concrete, that is the answer to whether they assessed the surface.

Solution choice matters as much as pressure. Some cleaners that are perfectly appropriate on vinyl will dull or discolor a masonry coating, and bleach-based mixes need careful dilution and thorough rinsing on painted surfaces. Ask what is being applied.

Step-by-Step Preparation and Test-Area Planning

  1. Pick a test area that does not matter. A rear elevation, a section behind a shrub, a spot beside the garage. Not the front wall.
  2. Make it big enough to judge. A few square feet, covering at least a couple of brick courses and a mortar joint.
  3. Pre-water the landscaping below and around it, and cover anything that should not get solution on it.
  4. Close windows, cover outlets and fixtures, and check for any opening near the test area.
  5. Apply the solution at the intended concentration, give it the intended dwell time, and rinse at the intended pressure. Testing a gentler version than you plan to use tells you nothing.
  6. Let it dry completely. This is the step people skip. Wet masonry looks uniform. Problems, streaking, blotching, a dulled sheen, lifted edges, only appear once the wall is dry, which can take a full day on brick.
  7. Look at it in the same light you will judge the finished wall in, ideally direct sun and again in shade.
  8. Then decide. If the test area came out clean and the film is intact, proceed. If anything lifted, changed sheen, or streaked, the method needs to change.

Mistakes That Cause Peeling, Streaks, or Discoloration

  • Treating painted brick like bare brick. The most common and most expensive error. The substrate is not what you are cleaning.
  • Working top-down without keeping the wall wet ahead of the solution. Solution running onto dry painted masonry streaks, and on some coatings that streak does not rinse out.
  • Letting solution dry on the wall. Dwell time is not unlimited. On a hot, sunny elevation the working window is short, and dried cleaner leaves a visible residue.
  • Rinsing incompletely. Residue left in the texture and mortar joints reappears as a haze once the wall dries.
  • Ignoring the mortar. A method that is safe for the paint can still strip soft joints, and the joints are usually the oldest thing on the wall.
  • Cleaning a wall with active efflorescence and calling the job done. The deposit comes back because the water pathway feeding it is untouched.
  • Skipping the dry-down before judging the test area. A test evaluated wet is not a test.

  • Will you tape-test adhesion and run a test area before doing the whole elevation?
  • What solution are you using on a painted masonry coating specifically, and at what dilution?
  • What is the rinse pressure, and how is it different from what you would use on concrete?
  • How do you handle the mortar joints, particularly any repointed sections?
  • If the test area lifts paint, what is the plan?
  • What will you tell me about areas where the coating is already failing?

A contractor who treats the test area as standard practice rather than an extra step has cleaned painted masonry before. One who quotes a flat price for washing the house without asking whether the brick is painted has not.
