Pressure washing. Wrong on every count. It drives water up under the courses and into the roof structure, it can crack or chip tile edges, it strips sealant from flashing joints, and it accelerates corrosion on already-aged nails by flushing water into the nail holes. It also does not fix the problem: moss driven off the surface at pressure leaves its root structure in place and returns quickly.
Foot traffic. The most underrated damage source. Slate is not a walking surface. Cleaning that requires a technician to traverse the roof field will crack tiles, and the cracks may not surface as leaks for a year or two.
Soft washing. The standard method. A cleaning solution appropriate to the growth and the tile is applied at low pressure, given dwell time, and rinsed gently. It kills the organism rather than blasting the visible layer, which is why regrowth is slower. Applied from ladders, roof jacks staged on sound sections, or from a lift depending on the roof, so the field is not walked.
Scraping and manual moss removal. Sometimes necessary for heavy moss, done carefully and by hand, and generally the point at which the job needs a slate roofer rather than a cleaning crew.
Zinc or copper strips. A preventive measure, not a cleaning one. Metal ions in runoff inhibit regrowth downslope. Worth discussing as part of a longer-term plan; not a substitute for removing what is already there.

Lift access. Works where there is ground clearance to place a boom. Many older properties with slate roofs have mature landscaping and tight lots that make this impractical.
Aerial inspection. Before any method is chosen, an aerial survey answers questions a ladder cannot: how many tiles are cracked or slipped, what the flashing looks like at the chimney, whether the growth is moss with root structure or surface algae. On a steep slate roof, that information is otherwise only available by putting someone on the tiles, which is the thing to avoid.

- Will anyone walk on the slate? If yes, where, and how is the weight distributed?
- What pressure is used, and at what distance from the tile?
- What solution, and is it appropriate for natural slate specifically?
- How is the flashing protected, particularly older soldered copper work?
- What happens to cracked or slipped tiles you find? Is that in scope, or is a roofer needed?
- How is runoff handled, given that solution running off a roof lands on the walls, windows, and plantings below?
- Have you worked on slate before, and can you describe a comparable roof?
- Is an aerial assessment part of the quote, or is this being priced from the ground?
The first question is the most important one. A contractor who is casual about walking a slate roof is telling you what you need to know.
Mistakes to Avoid
- Hiring an asphalt-shingle crew for a slate roof. The methods do not transfer, and the assumptions about walkability definitely do not.
- Cleaning a roof that needs repair first. If tiles are slipped and flashing is open, cleaning is the wrong order of operations.
- Aggressive moss scraping. Moss that has rooted into a laminating slate takes surface material with it.
- Ignoring the runoff path. Roof cleaning solution ends up on the siding, the windows, and the garden beds. That needs planning, not discovery.
- Treating growth as purely cosmetic. Moss at a tile lap holds water against the fastener, which is the corrosion mechanism that eventually drops the tile.
- Expecting a like-new roof. Century-old slate has a weathered patina. Removing growth is realistic; returning the tiles to quarry-fresh appearance is not.
